Application Fee

CHAD requires an application fee of $50 for each adult applicant 18 years of age or older. The application fee is required at the time of application and is non-refundable.

Applicants may pay the Application Fee by the following means.

Pay by Mail or in Person: CHAD will only accept Money Orders or bank issued Cashiers Checks made payable to “CHAD”. No personal checks or cash are accepted. Please send the payment, along with the completed application, to:

Unit Hold Deposit

CHAD requires a non-refundable $250 Unit Hold Deposit from the Applicant in consideration for CHAD’s agreement to take the specified unit off of the rental market. The Unit Hold Deposit is due at the showing of the unit. Upon receipt of the Unit Hold Deposit, the unit will be taken off the rental market and reserved for the Applicant for seven days. CHAD will not advertise the unit nor continue to show the unit to other prospective applicants for housing. During the 7 day time period, the Applicant must schedule and complete the lease signing process. Once the Applicant signs a rental lease, CHAD will apply the Unit Hold Deposit to the Security Deposit.

If the Applicant chooses not to enter into the lease agreement within the 7 day period, CHAD shall retain the Unit Hold Deposit as “lost rental damages” to cover the lost opportunity to rent the unit and place the unit back on the rental market. 

Security Deposit       

CHAD requires payment of a security deposit to protect against any damage to the unit. At the lease signing appointment, the Applicant must pay to CHAD a security deposit equal in amount to at least one month’s rent on the effective date of the lease. Higher security deposits may be charged based on derogatory information obtained from an Applicant’s credit report and/or for single family homes. CHAD shall have the right to apply as much of the Security Deposit as is necessary to cure any default under the terms of the lease or cure any expenses incurred as a result of any default. Deductions from a Security Deposit include, but are not limited to, cleaning the unit and/or yard, damages or repairs to the unit, and any unpaid sums due under the lease agreement. Any remaining balance of the Security Deposit shall be returned by CHAD to the tenant within 30 days after termination of the lease.

Pet Fee

All prospective tenants that own pets must complete a Pet Application Form, supply a photo of the pet and pay a $400 per pet fee at time of application for rental housing with CHAD. CHAD allows only traditional pets, such as dogs and cats, in rental homes. CHAD will permit a combination of two (2) animals per household dwelling.  This combination can be one (1) dog and one (1) cat.
